Perhaps the eighth time will be the charm.
Hampshire Realty has submitted seven proposals for a self-storage facility at 175 Morris St. in Morristown, NJ. Alas, none have passed muster, so the company is preparing another one for the city council to consider.
Frank Vitolo, project attorney, called the latest version “the most unique and beautiful self-storage space that’s ever been built in the state.”
Resident Linda Carrington didn’t buy it, saying, “Please do not build a storage facility and pretend it is a cultural asset.” She also noted that there are at least seven storage sites just a short drive from the proposed location.
Other residents expressed concerns about the proposed four-story building, moving vans crowding a busy two-lane street, and undesirable individuals hanging around the site.
The facility plan calls for 98,000 square feet and 700 units.
The developer seeks a council rezoning to go above the three-story height limit, and also to place a self-storage facility on an area that’s zoned for businesses such as a theater, retail, offices and garden apartments.

Self-storage developer BlackMountain Partners said a recent lawsuit won’t delay its proposed project in New Rochelle, NY. BlackMountain plans to knock down an industrial building at 2 Birch St. and build a five-story facility with 1,182 units. Extra Space Storage will manage the site. Parsonage House LLC, which sold the property to BlackMountain’s affiliate, New Rochelle Birch Development LLC, for $3.35 million, filed a $750,000 lawsuit over what it claims are “goods and merchandise” that Birch retained. Parsonage House also is negotiating with BlackMountain Partners about removing several tons of architectural tiles and materials. In Jacksonville, FL, Nouveau Management Group LLC, a subsidiary of Ash Properties, has filed a rezoning application to build a self-storage facility plus to two buildings with ground-level retail and office space on the second floor. The buildings would have a combined commercial space of 175,000 square feet and office space of 75,000 sf. The Arthur Chester Skinner, III, Trust currently owns the 15.44-acre property, which is at the corner of Gate Parkway and Burnt Mill Road. Source: Jacksonville Business Journal
The Newton, CT, Planning and Zoning Commission will hold a public hearing on June 7 to hear applicant Hawleyville Properties LLC’s (represented by Claris Construction) proposal to build a 250,000-square-foot warehouse plus up to 275,000 square feet of medical office buildings on a site that includes 90 Mount Pleasant Road, 10 Hawleyville Road and 1 Sedor Lane. The Wooten Co. is adding nine buildings and 255 units to James River Self Storage located at 3048 S. Kaufman Road in Springfield, MO. The $1.66 million project will add 35,540 square feet.
